HOW WE WORK
The approach adopted by JKD Studio is very much open and collaborative. Clear and informal discussions, together with quick sketch ideas and adjustments, makes the best use of time to achieve our client's vision.
Designing any landscape space is very much a partnership between the designer and client.
We listen closely to our clients' needs to ensure that the design brief is clear and interpreted correctly, and that this is reflected in the finished plan.
Understanding the style, aesthetic values and materiality of the property and its surrounding environment ensures that there is a strong visual relationship between interior and exterior spaces.
Design Scope & Services
Outlined below is a typical path of the design process from inception to completion, and continuing into longer-term maintenance. Clients can choose the extent of design involvement required, and the fee will be adjusted accordingly - depending on the type and scope of project.
1. Initial Consultation/Brief
These are the initial meetings to discuss the client's wishes and define the scope of work. A written brief is developed and becomes the basis for further design work.
A qualified land surveyor is instructed to undertake a line and level topographical survey of the site, or undertake simple hand measurements, as necessary.
3. Sketch Proposals
Based on the initial information and design brief, survey and site analysis, conceptual proposals are developed for client discussions.
A number of options may be produced to allow the client to decide preferred design approach.
This will be in the form of hand drawn sketch ideas with indicative images and mood boards.
A preferred option is selected to provide an agreed landscape layout plan.
4. Detailed Proposals
Following discussions and agreement, the design is developed into a set of design drawings that form the basis of the construction package.
Drawings are usually CAD Plans (Materials, Levels and Drainage, Setting Out, Lighting, Furniture / Sculpture, Planting) and A3 Construction details.
Details can be hand-drawn on A3 if required, rather than CAD.
5. Tender/Construction Quotation
Advise on suitable contractors to go out to tender for the construction work.
Specifications and Schedules are produced to allow contractors to price on a like-for-like basis.
Tender report is submitted, making recommendations.
6. Site Construction
Inspection of site construction works based on the design drawing package submitted.
Scope can be either full contract administration or more of an advisory role to inspect site team at defined intervals, as necessary.
7. Maintenance & Management
On completion of construction, a maintenance manual is prepared for ongoing regime.
Periodic advice is available within the initial 12 months defects liability period, and beyond as required to ensure long term success.
